Stage 1 - Lettings Valuation
A lettings valuation is the first step in getting your property ready to rent. Taking full details of your property providing a rental valuation and advice on the preparation of the property to let. It is important that you notify your mortgage company if you have a mortgage on your property and insurance company if required.
Stage 2 - Preparing The Property
The lettings market is highly competitive; it is important that your property is well presented. Our experienced team can advise you how to prepare your property for rental. Once your property is ready we will arrange for professional marketing photographs and prepare the particulars of rent.
Stage 3 - Safety Certificates
Your rental property must comply with current safety legislation before your tenants can move in. Our will help and advise you on to ensure your property and its comply with safety regulations including:
- Gas safety regulation
- Smoke detectors and carbon monoxide detectors
- Electrical equipment safety regulations
- Energy Performance of Buildings Certificates and Inspections.
Stage 4 - Lettings
We know that every property is different so our team will take the time to get to know you and your property and tailor our service to meet your needs. Our Lettings service includes:
- Advertising
- Viewings
- Selecting your tenant
- Reference checks
- Tenancy agreement
- Inventory
- Check-in
- Tenant deposit
- Utilities and council tax
Stage 5 - Property Management
We offer our landlords the flexibility of choose either a fully managed service or let only.
Full Management – setup fee (payable at the start of each tenancy) £350 + VAT. Total £420
Management Fee – 8% of the monthly rent +VAT
With our fully managed letting service landlords and tenants can relax, knowing that their property is in safe hands. Our Property Management service includes:
- Property inspections
- Maintenance
- Safety certificates
- HMO applications
- Ending a tenancy
- Tenant check-out
Let Only – For landlords looking for a let only service we can find suitable tenants for a fee of £500 + vat (£600)
